Why Pricing with Intention Matters More Than Ever

In today’s market, pricing isn’t just a number—it’s a strategy.

A Real Story from This Week

I worked with amazing clients relocating into their next chapter. We started with a deep dive CMA to position their home right—and they quickly got under contract on their next home.

Before listing, they did a pre-inspection… and found out they needed a brand new roof. Of course, naturally this scared the owners and they thought they would have to say goodbye to their dream home they had just found and stay put where they were at. But that’s where we use innovative thinking to help get them to their dream home!

The Strategy Shift

Instead of seeing it as a setback, we used it as a selling point:

  • Got an affordable roof quote

  • Updated the marketing remarks offering brand new roof at closing (paid by sellers)

Why Pricing with Intention Matters

Here’s the difference strategy makes:

  • We were able to increase the list price

  • Help them recoup the roof cost

  • Attract strong buyer interest

Price too low → you leave money on the table
Price too high → you invite lowball offers or sit on the market

👉 My goal: hit the sweet spot.

The Result

  • Offer in under 24 hours

  • Inspection waived

  • Sellers moving forward with confidence

Bottom Line

What felt like a dealbreaker became a marketing advantage—all because of intentional pricing and creative strategy.

When you refer friends and family to me, know this: I’ll find a way to get them to the finish line!
